Target Audience
Directors and Officers of Florida Residential Condominium Associations
Purpose
To help directors and officers of Florida residential condominium associations understand recent legislative changes to the laws governing condominium associations. This course identifies and explains the statutory amendments made to Florida’s Condominium Act and other statutes relevant to condominium governance during Florida’s 2025 legislative session. It satisfies Florida’s mandatory 1-hour continuing education requirement for condominium association board members.
This course has been approved by the Division of Florida Condominiums, Timeshares & Mobile Homes to satisfy the one-hour continuing education requirement set forth in Section 718.112(2)(d)5.b of Chapter 718, Florida Statutes. The Human Equation is a division-approved condominium education provider.
Learning Objectives
After completing this course, the learner will better understand changes that were made to Florida’s Condominium Act and other relevant statutory provisions during the 2025 legislative session, including:
Condominium-specific amendments set forth in House Bill 913 relating to:
- community association managers (CAM) and management firms;
- mandatory structural (milestone) inspections;
- conflicts of interest;
- associations (CAMs, insurance requirements, official records, websites and applications, financial reporting, investment of association funds);
- association bylaws (meetings, video conferencing, budgets, reserves, funding, structural integrity reserve studies, conflicts of interest);
- hurricane protection;
- emergency powers;
- electronic voting;
- association agreements;
- condominiums within a portion of a building; and
- the Division’s authority.
Amendments to the laws regulating Community Association Managers (CAMs) and Community Association Management firms (CAM Firms) relating to:
- Licensure of CAMs and CAM Firms
- Professional Practice Standards for CAMs and CAM Firms
- Conflicts of Interest Involving CAMs and CAM Firms
Amended flood disclosures relating to:
- Condominium Developer Flood Disclosure
- Residential Landlord Flood Disclosure
- Disclosure of Flood Risks to Prospective Purchasers of Residential Property
